Sellers can use 360-degree viewings to kill two birds with one stone

Virtual 360-degree viewings as offered by many estate agents on their website are especially popular during the pandemic. That is hardly surprising, as it allows potential buyers to view a property with zero face-to-face contact. Yet this isn’t even the biggest benefit for sellers! Professional estate agents above all use 360-degree viewings to identify serious potential buyers.

For those looking to buy a property, 360-degree viewings are primarily a convenience. They can sit at home with their smartphone or computer and virtually move through the rooms of a property on their screen, without having to actually visit the building in person. What is especially interesting to estate agents and sellers is the way in which potential buyers go about it. This is because the viewing tool documents the behaviour of potential buyers during the 360-degree viewing and provides the estate agent with an evaluation at the end. The estate agent can see how long a potential buyer spent looking at the property and which rooms they were especially interested in viewing.

Identifying serious potential buyers

If a potential buyer lingers in a certain room during their virtual viewing, or returns to this room several times, this is a sign that they are probably already imagining making themselves at home there. It could also be a sign that they are thinking about specific problems with this room. Perhaps they want to turn it into a child’s bedroom but are wondering whether the steep staircase situated right next to the bedroom door and leading to the floor below is a potential hazard. Or perhaps they are wondering if their large wardrobe will fit against the wall if they choose this room as the master bedroom instead. The more time the viewer spends looking at the property, the more likely it is that they are seriously interested in buying it.

Thorough preparation ahead of physical viewings and an accelerated selling process

Even in our digital era, it is impossible to sell a property without an ‘analogue’ – that is to say, physical – viewing. However, by evaluating the 360-degree viewings, estate agents can optimally prepare for these real-world viewings. Firstly, they can make a reliable pre-selection so that only those potential buyers who have shown a clear interest in purchasing are actually invited to physical viewings. This avoids the hordes of ‘house-viewing tourists’. It also allows the estate agent to prepare themselves for the potential buyer’s questions or possible reservations and come up with suitable answers and reassurances. They can do so because most questions are likely to centre on those areas of the property that the potential buyer spent the most time looking at during their 360-degree virtual viewing.

360-degree viewings thereby kill two birds with one stone: a larger number of potential buyers can view the presented property without any physical contact – and life is made easier for owners and estate agents when they can thoroughly prepare for the physical viewing.
