If you anchor your price high, you’ll have fewer prospects, and the sales cycle will extend. If you anchor it low, you’ll get the reverse. At least that’s the rule of thumb. How we accompany you through an optimal sales process

ADEN Immobilien accompanies you from the moment you decide to sell your property all the way to the handover of the keys to a new owner. We are experts in all the steps required to close a sale, and we guarantee a smooth and professional experience. Below you will find a step-by-step guide to the process that we tailor to your property.

1. Preparing for Marketing

  • Appraising the property with a checklist
  • Assembling and examining the owner’s documentation of the property
  • Collecting missing and up-to-date documentation from the relevant municipal authorities (Grundbuchtamt, Katasteramt and Bauamt)
  • Inspecting the property easements and creating a robust appraisal of value
  • Performing market analysis (market demand, comparable sales)
  • Putting together property binders and assigning a property number; producing the energy performance certificate (complementary when you hire ADEN as your exclusive agent)
  • Creating and formatting enticing layout plans
  • High-quality photography and video production (for high-end properties only)
  • Producing virtual 360-degree tours (only in case of an exclusive agreement with ADEN)
  • Creating a professional brochure
  • Researching the neighborhood (e.g., schools, daycare, recreation, public transport, shopping)

 

2. Marketing

  • Analyzing our database of prospects
  • Sending an informational note to prospective buyers in our database
