A printer, desk, files next to the bed or the sofa – living rooms and bedrooms are increasingly being repurposed as offices for home-working. Although digitalisation has certainly made working from home a lot easier, the necessary space is often lacking. Given the current market situation, however, how can one go about finding a bigger property?
Though a home office saves people the commute to work, it does also have its downsides. Anyone lacking a dedicated workroom and therefore having to set up a workspace in the kitchen, living room or bedroom will now find themselves constantly confronted with their work and be permanently reminded of it. This makes it difficult to switch off. It is therefore unsurprising that many people want to move out of the city and into the suburbs or straight into the countryside so as to have an additional room to work in. However, finding a new, suitable property and selling the old one is not always easy.
Consulting a professional
In many regions of Germany, demand for property is exceeding supply. You can commission a reputable estate agent in your region to search for a property on your behalf. This allows you to determine the criteria of your desired property. The estate agent may already have a suitable property in their database which hasn’t yet been officially marketed.
If not, the estate agent will inform you when they have been commissioned with the sale of a property that matches your criteria. Occasionally, this will also result in the opportunity for a property swap, namely when the seller is seeking a property whose criteria match the property you are selling.
Commission your property sale and search from a single source
Selling a property generally takes up a lot of time. The relevant documents need to be acquired, the property made ready for being marketed, potential buyers communicated with and viewings conducted. This all costs time – time that you actually need to be spending on finding a new property. A reputable local estate agent will take care of it all on your behalf. They will value your property, determine the pricing strategy, manage potential buyers and search for the right property for you. This saves you a lot of time and stress.
Relaxation of the property market and less pressure on the environment
The repurposing or conversion of office spaces into housing could seriously ease the pressure on residential property markets. According to a study by Verbändebündnis Wohneigentum , a confederation of associations involved in residential property, transferring office workspaces into the home or into co-working spaces could lead to the creation of 235,000 new apartments in Germany’s inner cities by 2025, and up to 1.86 million apartments by 2040. This would have three major advantages over the construction of new apartment buildings: 1. lower construction costs, 2. less space used, and 3. less commuter traffic as a result, which would lead to a 5 to 10 million-tonne reduction in CO2 emissions a year.
