Create an energy certificate: This is how it works!

You would like to create an energy certificate for your own needs or need an energy
certificate for the sale or rental of your property? We would be happy to inform you about the
necessary steps and explain to you how to obtain a legally binding energy certificate without
an expensive energy consultant. Regardless of whether you need a demand or consumption
certificate, the building energy certificate can be created online in just a few steps.

Energy certificate: What is it anyway?

In 1992, at the UN Climate Summit in Rio de Janeiro, the industrialised nations decided that
emissions should be reduced and greenhouse gases stabilised. An upswing around the topic
of sustainability and environmental protection. Finally, in 2002, the new German Thermal
Insulation and Heating System Ordinance took effect. This also made the energy demand
certificate compulsory for all new buildings. The foundation for today's energy performance
certificates was laid by the "EU Directive on the Energy Performance of Buildings" in 2003.
Subsequently, energy performance certificates were also made mandatory for existing
buildings. Since 2009, energy performance certificates have been mandatory for new
buildings, existing buildings and non-residential buildings. The certificate provides
information on energy efficiency and energy costs.

What is the energy certificate necessary for?

As soon as you want to construct, extend or change a building, you must prepare an energy
certificate. The same applies if you want to sell, rent or lease a property. In these cases, an
energy certificate must be presented to the potential tenant, buyer or lessee without delay. In
this context, it has also been necessary since 2014 to state the energy efficiency standard in
the property advertisement. The necessary information can be found in the certificate. If no
energy performance certificate is issued or presented in the cases mentioned, high fines of
up to 15,000 EUR are possible.

Create an energy certificate - this is how it works!

In general, there are two different ways to issue an energy certificate. On the one hand, it
can be issued on the basis of the energy consumption of the building. This requires a
measurement of the consumption during use. On the other hand, the energy demand can be
calculated and used for issuing the building energy certificate.

1. Energy certificate on energy consumption

If you want or need to create an energy certificate, you can use the energy consumption of
the building as a basis. If you already have experience with the property, you can use the
actual consumption values. This way you will achieve a realistic and practical result. The
most recent heating cost statements are required for this. In general, it is advisable to look at
the consumption of the last three years. In this way, any fluctuations can be taken into
account and balanced out. If the necessary documents – such as previous bills – are not
available, it is always possible to use alternative sources. For example, you could request
information directly from the responsible energy supplier. If you draw up your energy
certificate on the basis of energy consumption, it is a consumption certificate.

2. Energy demand of the building as a basis for the energy certificate

For new buildings, among others, it is not possible to use past energy consumption as the basis for the energy certificate. The same applies to buildings that have been empty for several years or have been extensively renovated and modernised. Here it is necessary to estimate the demand on the basis of the building data. Decisive factors include the type of
construction, the type of existing insulation and the age of the property. In this case, a demand certificate is issued.

Energy certificate classes - What the energy certificate says

The energy certificate impresses with a strikingly colourful colour scale. Similar to household
appliances, such as washing machines or dishwashers, the building energy certificate
indicates the efficiency class of the respective building. Prospective buyers thus get a clear
overview of the energy characteristics and also have the opportunity to compare propertieson the basis of their energy properties. The best energy efficiency class is "A+". The worst is "H".

To create a further comparison of the individual energy efficiency classes from the building
energy certificate, it should be mentioned that the average heating costs for class "A+" are 2
euros per square metre. For "D", these costs already average 11 euros per square metre.
For the worst energy efficiency class "H", the heating costs per square metre are around 25
euros. This list clearly shows how important it is to have an energy certificate drawn up. It
enables comparisons and prevents unpleasant surprises due to horrendous heating costs.

  • "A+" corresponds to less than 30 kWh/m²a
  • "A" corresponds to less than 50 kWh/m²a
  • "B" corresponds to less than 75 kWh/m²a
  • "C" corresponds to less than 100 kWh/m²a
  • "D" corresponds to less than 130 kWh/m²a
  • "E" corresponds to less than 160 kWh/m²a
  • "F" corresponds to less than 200 kWh/m²a
  • "G" corresponds to less than 250 kWh/m²a
  • "H" corresponds to more than 250 kWh/m²a
