the property advertisement. The necessary information can be found in the certificate. If no
energy performance certificate is issued or presented in the cases mentioned, high fines of
up to 15,000 EUR are possible.
Create an energy certificate - this is how it works!
In general, there are two different ways to issue an energy certificate. On the one hand, it
can be issued on the basis of the energy consumption of the building. This requires a
measurement of the consumption during use. On the other hand, the energy demand can be
calculated and used for issuing the building energy certificate.
1. Energy certificate on energy consumption
If you want or need to create an energy certificate, you can use the energy consumption of
the building as a basis. If you already have experience with the property, you can use the
actual consumption values. This way you will achieve a realistic and practical result. The
most recent heating cost statements are required for this. In general, it is advisable to look at
the consumption of the last three years. In this way, any fluctuations can be taken into
account and balanced out. If the necessary documents – such as previous bills – are not
available, it is always possible to use alternative sources. For example, you could request
information directly from the responsible energy supplier. If you draw up your energy
certificate on the basis of energy consumption, it is a consumption certificate.
2. Energy demand of the building as a basis for the energy certificate
For new buildings, among others, it is not possible to use past energy consumption as the basis for the energy certificate. The same applies to buildings that have been empty for several years or have been extensively renovated and modernised. Here it is necessary to estimate the demand on the basis of the building data. Decisive factors include the type of
construction, the type of existing insulation and the age of the property. In this case, a demand certificate is issued.
Energy certificate classes - What the energy certificate says
The energy certificate impresses with a strikingly colourful colour scale. Similar to household
appliances, such as washing machines or dishwashers, the building energy certificate
indicates the efficiency class of the respective building. Prospective buyers thus get a clear
overview of the energy characteristics and also have the opportunity to compare propertieson the basis of their energy properties. The best energy efficiency class is "A+". The worst is "H".
To create a further comparison of the individual energy efficiency classes from the building
energy certificate, it should be mentioned that the average heating costs for class "A+" are 2
euros per square metre. For "D", these costs already average 11 euros per square metre.
For the worst energy efficiency class "H", the heating costs per square metre are around 25
euros. This list clearly shows how important it is to have an energy certificate drawn up. It
enables comparisons and prevents unpleasant surprises due to horrendous heating costs.

- "B" corresponds to less than 75 kWh/m²a
