We lay the foundations for a successful sale during the commission phase. After an initial consultation, we inspect your property and clarify all the details in the brokerage agreement – including a transparent commission arrangement. ADEN Immobilien offers you a well-founded market value assessment – free of charge within 48 hours. Our valuation is based on location, condition and comparative values in order to set a realistic price.
We actively support you in obtaining all the necessary sales documents, such as the energy certificate, land register extract or floor plan. We will obtain any missing documents for you from the authorities or administrative bodies. The legally required energy certificate is included in our service free of charge. In this way, we ensure that you are optimally prepared both legally and organizationally.
In this phase, we create a high-quality exposé with professional photos and, if desired, 360° tours. If required, we can optimize the presentation with virtual home staging. Your property will be published on all relevant real estate portals as well as on our website and in social media.
In addition, we check our database of potential buyers for suitable buyers and inform them specifically about your offer. Traditional measures such as sales signs or window displays are also used. The legally required energy certificate is integrated into the exposé – we take care of the preparation. The aim is to present your property in the best possible way and to reach suitable buyers efficiently.
We take care of the entire organization and execution of viewings for you. Inquiries are answered quickly and unqualified interested parties are weeded out. Only serious applicants receive appointments – personally accompanied by our experts.
We will present your property professionally, answer questions and be transparent about any special features.
