Question: How do I start my real estate search with ADEN Immobilien?


Answer: Start with a personal consultation. During the order phase, we take the time to get to know your wishes, your budget and the requirements for your new home. You can then create a search request with us. This will mark you as an interested buyer in our database. As soon as we have a suitable property for you, we will inform you exclusively, often even before the property appears on internet portals. This gives you the best possible start to your property search – free of charge and without obligation, as there are no fees for you as a buyer at this stage.

Question: What are the benefits of a search request with ADEN Immobilien?


Answer: With a search request, you benefit from our comprehensive network and market overview. As a registered customer, you will find out about new offers and off-market properties earlier. You define your criteria – such as location, size, number of rooms, budget – and we will inform you specifically about properties that match these criteria. This gives you a time advantage in the often fast-moving Berlin real estate sector. In addition, formulating the search request helps you to specify your own ideas. In short, you will no longer miss out on any interesting offers and will get closer to your dream property more quickly.

Question: How do I prepare my financing?


Answer: Solid financing is the be-all and end-all when buying a property. You should clarify your budget as early as the order phase and ideally obtain a financing confirmation from your bank. This way, you know how much property you can afford and signal your solvency to sellers. We are happy to support you with a financing check via our partners to help you find the optimal financing. With prepared financing, you will be able to strike more quickly as soon as you have found your dream property and increase your chances in the bidding war.

Question: How do I find out about new real estate offers?


Answer: During the marketing phase, we publish current real estate offers on all common real estate portals, on our website and via our newsletter. If you have a search request with us, you will automatically receive new offers by e-mail – often before they are publicly visible. You should also check our website regularly under the heading “Buying real estate in Berlin”. There you will find a clear overview of all available properties. Thanks to these various channels, you will never miss a new offer that matches your search criteria.

Question: What information does the exposé of a property provide?


Answer: The exposé contains all the important details about the property. You will find a detailed description of the apartment or house, high-quality photos and often floor plans showing the layout of the rooms. Information required by law – such as the energy parameters from the energy performance certificate – is of course included. Many of our exposés also offer a virtual 360° viewing tour, which you can use to explore the property online in advance. On request, we can provide you with additional documents (e.g. extract from the land register, minutes of owners’ meetings) if you are more interested. This allows you to get a comprehensive picture of the property before the viewing.

Question: Why do I have to agree to a withdrawal policy before I receive the exposé?


Answer: The revocation instruction is a legal formality in the brokerage business. As soon as we send you as a consumer an exposé or offer you a viewing appointment, a brokerage contract is concluded – at no cost to you as long as no purchase contract is concluded. By law, we must inform you of your 14-day right of withdrawal. If you agree to the information and expressly request that we act for you immediately, we can send you the exposé immediately and arrange viewings. Your consent therefore only serves to facilitate the immediate service. A fee is only payable when you actually buy the property (broker’s commission in the event of success).

Question: How do I arrange a viewing appointment?


Answer: If you are interested in a property, simply contact us – by phone, e-mail or via the contact form in the brochure. Our team will get back to you as soon as possible. We arrange flexible viewing appointments that suit everyone involved. Evening or weekend appointments are also possible by arrangement. As a rule, individual viewings are customary so that we can respond to your questions individually. As soon as an appointment has been made, you will receive confirmation from us with all the necessary information (address, meeting point and directions if necessary).

Question: How does an inspection work?


Answer: During the viewing, our real estate consultant will welcome you on site and show you around the rooms. Take the time to look at everything in detail – from the room layout to the condition of the windows, floor coverings and sanitary facilities. We will inform you about the most important features of the property, the surroundings and any special features (e.g. house fees, renovations or modernizations). Of course, you can ask any questions that are important to you – for example, about the technical equipment or the neighborhood. Our aim is for you to get to know the property transparently and comprehensively. We will then be happy to discuss your feedback and the next steps if the property is suitable for you.

Question: What should I pay particular attention to during the viewing?


Answer: Pay particular attention to criteria that are important to you personally. Check the general condition of the property: Are there any visible defects such as damp, cracks or wear and tear? Does the floor plan meet your living requirements? Imagine yourself living in the property – do you feel comfortable with the room layout, light and surroundings? Find out about the surrounding infrastructure (transport links, shopping facilities, noise levels). We recommend taking a checklist with you so that you don’t forget anything. If anything is unclear to you on site, ask our estate agent directly. If required, we can also arrange a second viewing or an appraisal by an independent expert so that you can make an informed decision.

Question: Do I have to provide proof of financing before I can buy?


Answer: Proof of creditworthiness (e.g. financing confirmation from your bank) is very important in the negotiation phase at the latest. It is not usually required for the first viewing. However, as soon as you are seriously interested in buying or wish to submit a purchase offer, we will ask for proof of financing. This is how we ensure that financing is in place and that the sale can be completed smoothly. Our tip: Clarify your financing at an early stage (ideally during the order phase). With a financing confirmation in hand, you can act more quickly in the event of a decision and enjoy a high confidence bonus with the seller.

Question: How do I submit a purchase offer and is there room for negotiation on the price?


Answer: If you like a property, you can send us your purchase offer – informally by e-mail or telephone, but in writing is recommended. State your proposed purchase price and any other conditions (e.g. desired handover date or takeover of furniture). We will forward your offer to the owner and represent your interests as well as those of the seller. In principle, price negotiations are possible. However, our experience shows that the asking prices are usually calculated in line with the market. Unrealistically low bids are rarely successful in Berlin, especially when demand is high. We will be happy to advise you on what price is realistic and fair. The aim is to reach an agreement with which both parties are satisfied.

Question: What happens if there are several prospective buyers for a property?


Answer: In sought-after locations, it can happen that several interested parties want to buy at the same time. In such cases, ADEN Immobilien coordinates the process so that it is transparent and fair. We often ask all serious interested parties to submit a bid within a certain period of time (this is often referred to as a bidding process). This gives you the chance to name your maximum price. We will inform you clearly about the procedure and deadlines. In the end, the seller decides which offer to accept – this does not always have to be the highest, financing security and timing can also play a role. Our advice: submit your best possible offer and make sure that you are ready to finance. This will increase your chances of success in a multi-bidder situation.

Question: Who will conduct the negotiations and support me?


Answer: We conduct the negotiations as an intermediary broker between you and the seller. This means that you do not have to negotiate prices or contract details directly with the owner – we take care of that for you. We are in constant contact with both parties, submitting offers, exploring options and looking for solutions if there are differences of opinion. Thanks to our experience on the Berlin market, we are familiar with common negotiation strategies and ensure that negotiations are conducted objectively. Our aim is to avoid misunderstandings and create a win-win situation. You can rely on us to represent your interests to the seller in a professional manner. Of course, we will keep you informed every step of the way and advise you when it comes to making decisions or evaluating counter-offers.

Question: What happens from the draft purchase agreement to the notary appointment?


Answer: As soon as you agree on the price with the seller, we will initiate the contract phase. We will have a notary draw up a draft purchase agreement. You will receive this draft in good time before the notary appointment (usually at least 14 days beforehand) so that you can check everything at your leisure. We will be happy to go through the contract with you and clarify all clauses clearly. If individual agreements have been made – such as the transfer of a fitted kitchen or certain furniture – we will ensure that these are recorded in the contract. We accompany you to the notary appointment on the agreed date. The notary will read out the contract in full and you will have the opportunity to ask questions or make any final adjustments. Once all ambiguities have been resolved, the buyer and seller sign the contract and the notary notarizes it. This seals the deal in a legally binding manner.

Question: What ancillary purchase costs will I incur?


Answer: In addition to the purchase price, there are additional costs that you should take into account when buying a property. In Berlin, the real estate transfer tax is currently 6% of the purchase price. In addition, there are notary and land registry fees (for notarization and transfer of ownership) – that’s around 1.5-2% of the purchase price. If an estate agent is involved, the estate agent’s commission is also due. According to the law from the end of 2020, the buyer pays a maximum of 50% of the commission. In Berlin, it is customary for the buyer and seller to each pay 3.57% of the purchase price (incl. 19% VAT). All these costs are only settled after the purchase contract has been concluded. For example, you will receive invoices from the notary and the tax office for their services/taxes. We will invoice you for the estate agent’s commission. Plan for these additional costs from the outset – we will be happy to advise you in advance so that there are no surprises.

Question: When and how is payment made and the keys handed over?


Answer: The purchase price is paid after the notary appointment. A payment deadline is specified in the purchase contract, often around four to eight weeks after the contract is signed. The notary will monitor the process and ensure that all requirements have been met (e.g. land charge entries, waiver of pre-emption rights, etc.) before sending you a request for payment. You then transfer the purchase price to the seller in due time (or to a notary’s escrow account, if agreed). As soon as the seller has confirmed receipt of the money, the keys are handed over. This date is coordinated between you, the seller and us. At the handover, we will jointly record the condition of the property – including meter readings for electricity, water and heating – and give you all the keys to the property. From this point on, you can take possession of your new home! Even after the handover, we will continue to be available to answer any questions you may have (e.g. regarding the re-registration of utilities or property management companies).
