Real estate for sale in Berlin
Buying real estate in Berlin
Many people dream of owning their own four walls. But buying a property needs to be carefully considered. A house or apartment can quickly cost five times your net annual income or more. If you want to fulfill your dream of owning your own home, you should therefore pay attention to various factors.
What is important when looking for real estate in Berlin?

Before you start looking for real estate in Berlin, you should think about what criteria your dream property must meet. Should it be an apartment in the city center or a small house on the outskirts? Do you need more space, perhaps because you will be having children in the next few years or your parents will be moving in with you because they can no longer cope with everyday life on their own? Do you intend to live in the property for the rest of your life? Should it therefore be barrier-free?
“The needs of a property differ depending on the phase of life,” says Arnaud Schott, Managing Director of ADEN Immobilien.
It is equally important to keep an eye on the current situation on the Berlin real estate market. On the surface, prices are rising more slowly than in previous years. However, real estate prices in Berlin are developing very differently. In some trendy locations, prices are continuing to rise sharply. At ADEN Immobilien, we always keep an eye on current developments on the Berlin real estate market. If you have any questions, please do not hesitate to contact us.
What should I look out for when buying real estate in Berlin?
Location is still the most important criterion for real estate in Berlin. Trendy districts, infrastructure, proximity to doctors and stores for daily needs, leisure facilities, but also a quiet location are factors that influence the price.
The condition and furnishings of the property also play a role here. Are the fixtures and fittings upmarket? When was the last renovation and modernization work carried out? How modern are the heating, doors, windows and insulation? “After all,” emphasizes one of the two managing directors of ADEN Immobilien, David Nguyen Viet, “this influences the energy consumption of the house.”
How does the real estate purchase process work in Berlin?
If you want to be on the safe side legally, you should have ADEN Immobilien assist you with your real estate purchase. This will also save you a lot of time and effort. Once you have found your dream property in Berlin and come to an agreement with the seller, the purchase contract can be drawn up. This is usually done by a notary, who you as the buyer will instruct.
As a minimum, the purchase agreement should include the purchase price, payment terms, date of transfer of ownership or transfer of benefits and encumbrances as well as the buyer’s rights in the event of defects. However, additional individual agreements can also be documented in the purchase contract: for example, the takeover of the fitted kitchen or that the seller will clear out the property.
You can check the purchase contract at home at your leisure. The notary will read out the contract at the notary appointment. This is the last opportunity to make changes. After the contract has been read out, it is signed and notarized. The notary will then apply for a priority notice of conveyance in the land register. This secures your rights as the buyer until you are entered in the land register as the new owner.
Conclusion:
Buying a property is probably one of the biggest decisions in life. Rarely is so much money involved as when buying a property. There are many pitfalls lurking – both legal and those relating to the property. For example, if you realize after a short time that it does not meet your needs or turns out to be a bad investment. It is therefore advisable to seek advice from an expert such as ADEN Immobilien when buying a property.
