Renovating for sale: these measures really pay off

Quickly renovating the bathroom or repainting the apartment just before selling the property? Many homeowners are puzzled as to which investments will actually increase the selling price and which are more of a waste of money. We show you which measures will impress buyers and really add value to your property.

Small steps, big effect

Even minor cosmetic repairs can make all the difference when selling a property. Freshly painted walls, thoroughly cleaned floors and windows and well-maintained fittings are often enough to convince potential buyers. These small visual details signal that the property has been carefully maintained – an important emotional factor in the decision to buy.

On the other hand, you should avoid extravagant wallpapers or overly personal color choices, as buyers prefer neutral and light tones so that they can better imagine the property with their own design ideas.

High investments: When is it really worth the effort?

Not every extensive modernization automatically brings the desired added value when selling. A completely new kitchen or a luxuriously refurbished bathroom may increase the attractiveness in certain locations and target groups, but do not necessarily lead to a corresponding increase in value.

Particularly in the case of older properties, owners should carefully check whether the investments are appropriate for the regional market price. Experts advise that cost-intensive conversions should only be carried out if they clearly suit the target group and property type – otherwise there is a risk of loss-making business.

Visible improvements accelerate sales

Investments that immediately catch the eye and clearly enhance the value of the property not only ensure that the sale goes more smoothly, but often also more quickly. For example, energy efficiency measures such as new windows or a modern heating system make a positive impression on prospective buyers.

Measures in the outdoor area – such as a well-tended garden, a fresh façade or repaired driveways – also significantly increase the attractiveness. Such clearly visible improvements create trust and make a convincing first impression.

Are you considering which measures will actually pay off before selling your property? We will assess your property and advise you individually on which renovations can effectively increase the property value. Contact us and only invest where it really pays off – that way you can optimize the selling price wisely.
