If you want to sell your property successfully, you need a clear roadmap. Private sellers often ask themselves: What documents are needed? When is the right time to advertise? And how much leeway is there in negotiations? This article shows the typical process – from preparation to handing over the keys.
Setting the initial course: analysis, documents, sales strategy
The sale begins long before the first advertisement. First of all, a realistic valuation of the property is crucial. Whether it is a property value, comparative value or income value method: The basis for a marketable price is a well-founded analysis.
At the same time, the necessary documents need to be compiled – land register excerpt, energy certificate, building plans or proof of modernization. Many private sellers underestimate the time required at this point. Missing documents often delay the rest of the process.
Once the valuation and documentation have been secured, strategic planning follows: Which target group should be addressed? Which arguments make the property particularly attractive? This is where it is decided whether a sale will succeed quickly and smoothly – or whether you have to be prepared for lengthy discussions.
Setting the stage: Exposé, advertisements, viewings
After the preparation, the marketing starts. The central element is the exposé – with informative photos, floor plan and clear description. The quality determines whether interest is aroused.
This is followed by placement on the appropriate channels. But advertisements alone are not enough: inquiries must be answered quickly and viewings organized professionally. This shows whether the sales strategy is working.
Final phase: negotiations, contract, handover
Once serious potential buyers have been found, the most sensitive part of the process begins – the price negotiations. Here it is important to maintain objectivity and reconcile both your own ideas and the buyer’s expectations. If you give in prematurely or remain too rigid, you will quickly lose opportunities.
If an agreement is reached, the notary takes over the legal protection. He drafts the purchase contract, in which all the details – from the purchase price and transfer date to possible conditions – are recorded. After notarization and payment of the purchase price, the keys are finally handed over. This officially concludes the sale.
