Rents in Germany have been rising steadily for years, while at the same time the dream of owning their own four walls is growing among many tenants. More and more tenants are therefore asking themselves: is it worth taking the step into home ownership? How can you tell whether renting or buying is the better choice?
Financial considerations: Rent payments or home investment?
When you buy a property, you no longer pay rent, but invest in your own assets month after month. Thanks to fixed interest rates, the monthly loan installment remains stable for years, while rents can increase regularly. Bear in mind, however, that owners have to bear all repairs and maintenance costs themselves, whereas tenants usually have to pay these expenses themselves.
Buying a property requires a high initial investment. In addition to solid equity – usually around 20 to 30 percent of the purchase price – there are incidental purchase costs such as land transfer tax, notary and estate agent. These hurdles require careful calculation. Those who continue to rent, on the other hand, do not need a lot of start-up capital, but pay rent permanently and do not build up any assets.
Living situation and future plans: stay flexible or settle down?
Your current phase of life plays a decisive role in your housing decision. If you change your place of residence frequently for work or generally want to remain independent, a rented apartment is usually better for you. Moving is possible with little effort and a short notice period.
On the other hand, a home of your own offers a lot of stability and freedom of design. If you are planning to settle down – for example, to start a family or put down permanent roots – buying can be ideal. Within your own four walls, you can design freely without having to ask a landlord for permission. Owning your own home gives you a sense of security, as no one can evict you. However, you are responsible for repairs and maintenance yourself.
Real estate market 2025: buy now or wait?
In addition to personal factors, it is worth taking a look at the market situation. The real estate market fluctuates under the influence of interest rates, supply and demand as well as regional prices. Although interest rates are currently higher than they were a few years ago, property prices are stagnating or falling in some places. The slowdown in demand is opening up new negotiating opportunities for buyers with financial leeway.
It is impossible to say whether this is the right time to buy. If you can afford it and find a suitable property, you have little reason to wait and can take advantage of the current conditions. If, on the other hand, you have little financial leeway or have not yet found a suitable offer, it is better to remain a tenant for the time being. Ultimately, the purchase must fit your own budget and life plan – more important than perfect timing.
