Real estate weather: the market is on the move – but not everywhere

10. December 2025
Immowetter Pressure on the real estate rental market continues to increase

While prices are rising again in some regions, they are continuing their downward trend elsewhere. Buyer interest is increasing noticeably – not least due to the threat of interest rate hikes. However, developments vary greatly from region to region. Now more than ever, it is worth taking a closer look.

After some turbulent years, the German real estate market is showing signs of recovery in many places. However, the trend varies greatly from region to region: prices are already rising again in major cities such as Munich and Hamburg, while rural regions – particularly in the south – are still struggling with falling property values in some cases. Older buildings with a poor energy balance are becoming less attractive in particular. In contrast, the north is surprisingly strong: Prices are rising noticeably in parts of Lower Saxony.

Although building interest rates have risen slightly recently, interest in buying is increasing again – many people want to take advantage of the current conditions before both prices and interest rates climb further.
