How to finance a property as a self-employed person

The path to owning a property is often paved with stumbling blocks for the self-employed. Despite a good order situation and perhaps high income, it is not only entrepreneurs who often face closed doors when it comes to financing. Banks are often more skeptical of irregular income than a fixed salary. However, there are ways in which the self-employed can also obtain suitable financing.

The challenge: Proof of creditworthiness with irregular income

Banks attach great importance to security when granting loans. While employees with a regular salary and clear proof of wages often receive approval without any problems, the reality is different for the self-employed. Here, it is not only the income that counts, but also its stability over several years.

Irregular turnover, seasonal fluctuations or project-related fees make a clear assessment of creditworthiness difficult. In addition, many self-employed people work in a tax-optimized manner, which reduces the taxable income on paper – a circumstance that can have a negative impact on the credit check, even though the actual liquidity would be sufficient.

Preparation is everything: documents, equity, guarantors

Good preparation can make all the difference. If you know your figures and can present them clearly, you have a better chance. This includes complete income statements or balance sheets for the last three years, current business evaluations and tax assessments. A high equity ratio also has a positive effect, as it reduces the risk for the bank.

In some cases, it may make sense to involve a guarantor or co-applicant with a regular income – such as a partner. In any case, open and realistic communication with the financing partner is important. If you present your business situation transparently, you will score points with trust and reliability.

Special loan & subsidies: Ways to finance for the self-employed

Not every bank rates self-employed people negatively across the board. There are specialized credit institutions and independent financing brokers that focus on entrepreneurs as a target group. These often have more leeway when assessing creditworthiness and take other factors such as industry knowledge, duration of self-employment or recurring clients into account.

Public funding programs – for example via KfW – can also help to obtain financing. It is important to find out about possible options at an early stage and contact the right funding bodies. With the right partner at your side, even a complex financing process can be structured and solution-oriented.
