Forecast: How the real estate markets will develop in 2025

After the dynamic developments of recent years and the broad stabilization of the markets this year, many are asking themselves: Where are the markets heading in the coming year? We take a look at the current trends and venture a forecast.

Interest rate trends and their impact

Although interest rates for property financing have risen, they have stabilized in 2024. The European Central Bank recently lowered the key interest rate and experts do not expect further interest rate hikes in 2025 – as long as global politics and the global economy do not experience any major crises.

Regional differences remain

While metropolitan regions such as Berlin, Munich and Hamburg will continue to experience stable demand in 2025, the picture in rural areas is more varied. Away from the conurbations, price declines are possible, particularly in regions with stagnating population growth.

Sustainability becomes crucial

The importance of sustainable construction and energy-efficient real estate continues to grow. The reasons for this are:

  • Buyer preferences: Energy-efficient properties are in demand because they save costs in the long term and are climate-friendly.
  • Legal requirements: Stricter EU climate targets and new energy saving regulations are putting owners and builders under pressure.

Tip for owners: Planning energy-efficient renovations not only increases the value of your property, but also increases your chances of selling it.

Rental market remains tight

The rental markets in Germany will remain a key issue in 2025. Rising construction costs and a shortage of supply mean that demand for rental apartments will remain high, particularly in cities. At the same time, rent caps and regulations are increasing the pressure on landlords.

Forecast: Rents will continue to rise in major cities as supply remains limited. Rents in rural regions are expected to stabilize or fall slightly.

Conclusion

Despite the challenges, the real estate market in 2025 offers many opportunities: for buyers, the increased choice and scope for negotiation offer attractive possibilities. For sellers, professional marketing and the right pricing strategy are and will remain crucial in order to achieve a sale at a fair market price.
