A seller’s or buyer’s market? How to recognize the real estate market phase

10. December 2025
Seller's or buyer's market

The real estate market is in a constant state of flux. In the German housing market in particular, there are alternating phases in which either sellers or buyers have the upper hand. But how can you tell which market phase we are currently in?

The ups and downs of supply and demand

Whether it is a buyer’s or seller’s market – the relationship between supply and demand is always decisive. If there are more properties than potential buyers, buyers have the choice and can push prices down. If there is a shortage of supply, sellers dictate the terms. Such cycles occur regularly in Germany, especially in residential real estate. The cause is usually external influences: Interest rate levels, the economic situation or political decisions. Those who understand these dynamics can interpret trends at an early stage – and react.

How to recognize the market phase

The market phase can be read from several indicators. A key signal is the duration of the sale: if properties remain on the market for a long time, this indicates a buyer’s market. If they change hands quickly, sellers predominate. Price trends and interest rates also provide clues: Rising prices in a low interest rate environment indicate a seller dominance, while falling prices and high interest rates tend to indicate the opposite. The supply situation is just as important: many listings and a large selection strengthen the buyer side, while scarcity improves the seller position. Only an overall view of all factors provides a realistic picture of the market.

Sales strategies: Finding the right course in every phase

Property sellers need to adapt their own strategy to the market phase. In a pronounced buyer’s market, patience is required – and realistic pricing. If you set the asking price too high, you risk your property remaining without a buyer for a long time and only being able to sell at a discount in the end. Instead, you should set the price in line with the market from the outset.

A well thought-out presentation is crucial: a convincing exposé, good photos and targeted marketing attract attention. Active advertising counts in buyers’ markets, self-confidence in sellers’ markets – higher prices are often possible. But even in boom phases, only those who are prepared, have documents ready and react flexibly to market changes can exploit their full potential. Markets can tip – those who act in good time secure clear advantages.

Take advantage of professional advice

The real estate market is complex and varies from region to region. What is a seller’s market in Munich can be a buyer’s market in the surrounding area. Experienced estate agents recognize the signals, analyze local trends and develop strategies that fit the current situation – for a successful sale without any nasty surprises.
